Sheds are often visible to the general public and can affect relationships between neighbors. Design and appearance guidelines have been established to help control appearance, prevent misunderstandings, inconsistent treatment, and excessive violations or complaints.
GUIDELINES/REGULATION:
Sheds must comply with all city/county permit and zoning requirements. Plans for the shed must be submitted in detail to the Association Board for the shed to be approved. A written detailed description with a drawing or picture of the proposed shed, drawn plans of the proposed shed on the lot with placement of the shed relative to the main dwelling and property lines is required. The description details must address each of the following:
DEFINITION - A Shed as defined by VBF: A single-story freestanding structure 200 sq ft or under to serve as storage
QUANTITY - Only one shed per lot/parcel is permitted.
USE - Sheds shall not, under any circumstances, be used as a living space. Sheds may not be used to board or house animals of any kind.
LOCATION:
Sheds must be located behind the residence setback lines. All sheds require a permit and have specific city regulations. Corner lots have unique requirements for sheds so check with the City of Perrysburg.
The exact location of the shed must be submitted with the application.
It is recommended for homeowners to get a survey to determine areas on the lot that a shed could be placed.
SIZE:
Minimum size to be considered a shed is 8'x8' with a minimum interior height of 6'.
Main shed maximum size shall not exceed 200 sq ft with 50 sq ft max allotted for covered deck on one side.
Maximum allowable height shall be 15 '. Height does not include copula or decorative accessories. Total height is subject to approval.
One story structure only.
STRUCTURE & MATERIALS:
A 4-inch thick or thicker concrete slab. The slab can be used as the main floor or used as a foundation for a prefabricated shed that has a wood floor. If a concrete slab is used for the main floor, please check with the shed manufacturer for the dimensions required.
An integrated foundation and floor of pressure treated lumber onto a gravel or stone base. Recommend #57 limestone 3"- 4" thick as a base-substrate with weed barrier fabric beneath the stone.
The area around the foundation must be backfilled; no exposed space under the shed will be permitted.
Dirt or gravel floors are not permitted.
If concrete is not used as a foundation a compacted gravel substrate and or stone paver base is permitted.
Exterior cladding should match that on the primary residence in both style and color. Exterior cladding shall be wood, vinyl, engineered wood or any combination of the aforementioned material. Plastic, rubber, fiberglass, or metal sheds are not permitted. If engineered wood or vinyl is used, the material must have a wood grain surface for the exterior. Horizontal or vertical siding is permitted. Accent colors must still match the primary residence as best as possible.
Flat roofs are not permitted.
Shed doors and windows must have latches.
Where concrete foundation and floor are not used, a suitable barrier/skirting must be in place to prevent burrowing animals from making a habitat under the shed. Materials to be used for barrier/skirting must be submitted for approval with the application and shed plans.
Shed foundation, regardless of type, must be kept free of burrowing animals.
Roof shingles should match as closely as possible to those on the primary residence in both style and color.
If a metal roof is to be used, the exact material, appearance, and color must be submitted for approval with the application and shed plans.
UTILITIES:
Any utilities servicing the shed must be underground. No aboveground utilities of any type will be permitted. If solar panels are to be installed, the details of equipment used, and method of installation must be submitted with application and shed plan or with subsequent request for approval.
Exterior lighting (if installed) shall not exceed 40 watts incandescent or 7 watts LED per light bulb enclosed in a permanent fixture attached to the shed. Motion sensing lights shall not exceed 100 watts at full power. Any exterior light fixture must have a shade/cover for the light bulb. Exterior lighting must be included with the application and shed plans. Exterior lighting added after initial shed approval requires subsequent approval.
Maximum of three exterior light fixtures per shed. Holiday lighting of the shed is allowed.
MAINTENANCE:
Property owners are responsible for the maintenance of their shed and its landscaping.
No items may be stored outside of the shed. These items include, but are not limited to, rubbish, debris, construction materials, tools, canoes, ladders, wheelbarrows, lawn equipment, pool equipment that may be stored against, onto, or lean upon the exterior of the shed.
Garbage, Recycling, and Yard Waste toters/containers/bags may not be stored behind the shed facing any neighboring property, but may be kept next to the shed as long as it aligns with toter regulations.
Shed doors should be kept closed and latched when not in use.
Any area behind the shed that faces neighboring property must be kept clear of weeds and debris. Shed exteriors must be kept free of algae, mildew. and peeling paint.
